Destructive changes proposed for Awbrey Butte!

Important information about the big changes proposed for our neighborhood! ACTION NEEDED!

Seems like not ALL of us got the letter explaining what is happening on the corner and awbrey and compass.... Well here it is! Developers are planning to build a 63 unit apartment building and 10,000 square feet of shopping space on corner of Awbrey and Compass Lane  (across from the mail boxes). SEE LETTER FROM THE ARCHITECT HERE (click). 

 

 Why does this affect you?

 

1- They are planning large parking garage to accommodate 92 parking spaces. This is significantly less than they need for the parking demand of that many units. Most of the units are one bedroom and two bedroom and will likely have more than one car (They only are planning 69 spaces for the 63 units ( thats 1.15 per unit) and 30 for retail, plus 11 on street parking spaces: total of 103 spaces). This means cars will be parking in the streets of our neighborhood full time because they live in the complex. Likely on NW Compass, NW Hemmingway, NW Powell Butte Loop, NW Awbrey Road, and NW Awbrey Point Circle.

 

2- The access to parking is a narrow entryway on NW Compass Loop ( the street the newer houses are on by the mailboxes) we can expect every parking spot to turn over about 6 times a day. With this math people will be driving in and out of that narrow neighborhood an estimated 612 times a day. SIX HUNDRED AND TWELVE additional cars driving directly though our neighborhood in and out every day.

 

3- The parking/ car issue that this will create will seriously impact our neighborhood property values, street safety, and feel of our community.

4- The building is proposed as 45 feet tall, spanning approximately 250 feel long and fifty feet wide.  This is  about 20 feet taller than the juniper currently on the property. This will greatly impact views for lots of our neighbors.

5- Secondary to the size of the building we will loose solar exposure from the shadow of the building on both Awbrey and Mt. Washington. Making the already icy conditions much worse all winter. This is a huge public safety problem.

The mass and scale of this complex is out of proportion to the size of the lot and composition of our neighborhood! This project does not have enough parking, access, or consideration for public safety, property values or our community!

IMPORTANT! Go-To meeting with city and developers for neighborhood to voice their feedback coming up!
